Prefab modular homes manufacturers

Buyers must prioritize structural integrity and material durability. Key specs include galvanized steel frames (minimum 2.5mm - 3.0mm thickness) to prevent corrosion, and sandwich panel insulation (EPS, Rock Wool, or PU) with a thickness of at least 50mm to 100mm depending on the climate. Ensure the floor system uses high-density fiber cement boards or MGO boards with a load-bearing capacity of at least 250kg/m².

Compliance is the most critical factor. You must verify that the supplier can provide CE (Europe), AS/NZS (Australia/New Zealand), or IBC/IRC (USA) compliant designs. Request documentation for wind load resistance (typically Grade 10-12), seismic resistance (Magnitude 7-8), and fire ratings (Class A non-combustible materials). Always confirm if the electrical and plumbing systems meet local voltage (110V/220V) and pipe diameter standards.

Prefab homes are highly versatile, used for affordable housing, disaster relief shelters, site offices, and luxury eco-resorts. Most professional suppliers on Made-in-China.com offer OEM/ODM services, allowing for modular expansion (stacking or joining units), custom interior layouts, and aesthetic upgrades like external cladding (WPC or PVC) and floor-to-ceiling double-glazed tempered glass windows.

Request a pre-shipment assembly trial where the supplier builds the unit in their factory and provides a video walkthrough or third-party inspection report. Check for waterproof sealing at joints, the precision of bolt-hole alignment, and the quality of welding points. High-quality units should have a service life of 20-30 years with proper maintenance.

The biggest risks include shipping damage and non-compliance with local zoning laws. To mitigate this, ensure the supplier uses seaworthy packaging (often SOC - Shipper Owned Containers) and provides a detailed packing list. Use Trade Resources on Made-in-China.com to vet suppliers with Audited Supplier status to ensure they have a physical factory and verified production capacity.

Negotiate based on Total Landed Cost. While the unit price might be low, ocean freight for bulky items is high. Ask for discounts of 10-15% for 40HQ container-load quantities. For shipping, clarify Incoterms; CIF is convenient, but FOB gives you more control over the logistics provider and avoids hidden destination port fees.

Never pay the full amount upfront. The industry standard is a 30% deposit and 70% balance payment after successful third-party inspection (like SGS or Intertek) and before loading. Utilize secure payment escrow services offered by reputable platforms to ensure funds are only released upon proof of shipment (Bill of Lading).

Ensure you have a crane or heavy-duty forklift ready at the destination. Confirm the dimensions of the flat-pack or folded unit to ensure it can pass through local roads and underpasses. For international trade, ensure all HS Codes (typically 940690) are correctly declared to avoid customs delays or unexpected anti-dumping duties.
