Bangladesh prefab house manufacturers

Given Bangladesh's tropical climate, you must prioritize corrosion resistance and thermal insulation. Ensure the steel structure is hot-dip galvanized (at least 275g/m²) to withstand high humidity. For wall panels, 50mm-75mm Rockwool or EPS sandwich panels are recommended for heat insulation. Additionally, the design must support a wind load resistance of at least 120km/h to endure monsoon seasons and cyclones.

Suppliers should adhere to ISO 9001 for quality management and ISO 14001 for environmental standards. For structural safety, ensure the materials meet ASTM (American Society for Testing and Materials) or GB (Chinese National Standards). Specifically for the Bangladesh market, verify that the electrical components (wiring and sockets) are compatible with 220V/50Hz systems and meet BSTI (Bangladesh Standards and Testing Institution) requirements where applicable.

Request a structural calculation report from the supplier to verify load-bearing capacities. Ensure the floor system uses fiber cement boards (18mm+) or MGO boards for moisture resistance. For high-traffic or industrial use, prioritize Q235 or Q345 grade steel. Always ask for third-party inspection reports (such as SGS or BV) to validate the welding quality and paint thickness of the steel frame.

Most professional manufacturers on Made-in-China.com offer modular scalability, allowing you to combine units for larger offices or labor camps. Customization includes internal layout adjustments, choice of exterior cladding (PU decorative panels), and integrated solar power systems. Ensure the supplier provides CAD and 3D architectural drawings for approval before production begins.

Bangladesh traditionally requires a Letter of Credit (L/C) for most imports. Ensure your supplier is experienced in handling L/C documentation to avoid discrepancies that lead to bank delays. Be aware of the Import Policy Order of Bangladesh, which may require specific Pre-Shipment Inspections (PSI). Using a verified supplier on Made-in-China.com can help mitigate risks through their secured payment and trading audit services.

Prefab houses are typically shipped as SOC (Shipper Owned Containers) or Flat-pack (4 units per 20ft bundle) to save on freight costs. For the route to Chittagong or Mongla port, ensure the supplier uses seaworthy packaging with reinforced corners. It is critical to negotiate 14-21 days of free detention time at the destination port to allow for customs clearance, which can sometimes be delayed in Bangladesh.

Focus on the Total Cost of Ownership (TCO) rather than just the unit price. Negotiate for spare parts (5% extra screws, sealants, and panels) to be included in the bulk price. For large-scale projects, request a staged payment plan (e.g., 30% deposit, 60% against BL, 10% after installation guidance). Always confirm if the supplier can provide on-site installation supervisors or detailed video installation manuals as part of the deal.

Prioritize Audited Suppliers on Made-in-China.com who have undergone on-site factory inspections. Check their export history to South Asia and ask for references from previous projects in Bangladesh. A credible supplier should be able to provide material mill certificates and a clear warranty policy (typically 1-2 years for components and 10-15 years for the structure).
